Glenview Trustees Propose TIF District For New Mariano's Development
A new $3.5M Tax Increment Financing District will be available for public review in March.
Glenview trustees have moved ahead with a proposed development for the Avon property at Golf Rd. and Waukegan Rd. by initiating a Tax Increment Finance district to subsidize the construction of a mixed-use, grocery store/apartment complex, the Glenview Announcements reports.
The new TIF district would expire in 2021 or 2023, raise about $3.5 million and impact school districts 34 and 219, and the Glenview Park District — though the affected taxing bodies would get to share $1.1 million in property tax revenues from the new development, according to the Glenview Announcements.

As proposed, a Mariano’s Fresh Market would anchor the property. It would also include 30,000 square feet of additional retail space, including a bank on the south end of the property. The plans also call for improvements to nearby sidewalks and roadways.
In 2011, Regency development brought forward a plan for the property, which nearby residents objected to. In the plan, the primary access to the property was a signalized intersection already in use on Overlook Drive. Residents felt that would increase traffic in the area.
Village officials tabled the plan, and have been working for the past several months to develop a new project.
The new plan would have a mid-block signalized intersection so the main access to the property would be at a new signal between Golf and Overlook. There also would be dual left turns added at Golf and Waukegan.

If Glenview wants to receive many years of SALES TAX REVENUES, then they should TIF credits... It's all about the $$$$$$$.......

The ONLY competition Mariano's will have will be Produce World in Morton Grove (Dempster & Harlem) and Tony's Finer Foods in Niles (Greenwood & Ballard).

COSTCO is the cheapest (if you don't mind buying in bulk), then comes Walmart, and then you have your "specialty" grocery stores like Whole Foods, Tony's, Produce World, Fresh Farms, etc.

That parcel of land is stone cold dead. And buying another misplaced and mis-timed traffic control through political "donations" to improve its retail value won't help. The demographic that store would appeal to is closer to Fresh Market on Touhy and Lehigh and west of Waukegan road which is why Produce World moved.
