Glenview trustees have moved ahead with a proposed development for the Avon property at Golf Rd. and Waukegan Rd. by initiating a Tax Increment Finance district to subsidize the construction of a mixed-use, grocery store/apartment complex, the Glenview Announcements reports.

The new TIF district would expire in 2021 or 2023, raise about $3.5 million and impact school districts 34 and 219, and the Glenview Park District — though the affected taxing bodies would get to share $1.1 million in property tax revenues from the new development, according to the Glenview Announcements.

As proposed, a Mariano’s Fresh Market would anchor the property. It would also include 30,000 square feet of additional retail space, including a bank on the south end of the property. The plans also call for improvements to nearby sidewalks and roadways.

In 2011, Regency development brought forward a plan for the property, which nearby residents objected to. In the plan, the primary access to the property was a signalized intersection already in use on Overlook Drive. Residents felt that would increase traffic in the area.

Village officials tabled the plan, and have been working for the past several months to develop a new project.

The new plan would have a mid-block signalized intersection so the main access to the property would be at a new signal between Golf and Overlook. There also would be dual left turns added at Golf and Waukegan.
