Potential Glen Development Faces Concerns

Glenview plan commissioners posed more questions to applicants May 25.

Village of Glenview plan commissioners still have questions about a , but commended the applicants earlier this week on addressing issues discussed at a previous meeting. 

A Schamburg corporation wants to develop 155 new housing units in Glenview, on 27 acres of vacant land that's currently owned by the U.S. Navy., according to the Pulte Home Corp. application.

The development, which would be located at 2101 Saipan Drive, would include 41 dupex units along the northern portion of the property and 114 rowhome units along the southern part of the property. Proposed pricing for the rowhomes is $325,000 to $375,000, and the duplex residences would be priced from $425,00 to $475,000.

Commissioners had concerns about three main areas, said Pulte representative Mark Masterocco:

  •  The development conforming to the design guidelines of the Glen
  •  Density of homes built on the site
  •  Other enhancements on the site, including landscaping, appearance and  greenspace

Company representatives spoke with commissioners for just under two hours Tuesday, describing everything from potential traffic flow and fences to berms and tree islands.

Commissioners still want to see further developments on the site, and among other suggestions, proposed decreasing the number of units on the property.

"It fits with our guidelines but I do think things are crammed in to the south a bit more than they should be," said Commissioner Mark Igleski.

The issue has been continued until the commission's June 7 meeting.

"Your entire team put together an excellent document referencing all the comments we had last time," Commission Chairman Steve Bucklin told to Masterocco. "Hopefully you got some comments that would further your development."

If approved, the application would still need to be voted on by the village trustees and appearance commission.
